Guides are in fact never downloaded from Steam. To access your guide, launch Steam, go to Library, Click on your game's name; in the far right column (support etc) is a guide link. That is how you open the Brady guide. (I had to reduce the size of my explorer page and clicked a second time to get it going!
Nevertheless, the guide is very well worth the money.
If you find that it contains only 24 pages, click on the lower right part of the home page. There is nothing visible, but it opens the full walkthrough. Enjoy!

Sorry, but I cannot answer your question: I have not tried printing the guide or part of it. I just browse through it when needed and navigation is realy easy. I don't even know if it can be printed at all, because it is heavily copyrighted.
I tried to save the link in my favoutites for easier access, but it MUST go through Steam as a session. Sorry about that.
