I HAVE THE RETAIL GAME AND I HAVE THE SAME PROBLEM.DON'T KNOW HOW TO FIX IT.

They just released another patch. Still doesn't fix dlc issues.

If anything the game runs worse now,I have the lowest possible settings and it lags! I realized it's not the fps but the server communication that's causing the lag. Seems like every time I get a message about another player near by the game has a frame drop. Anyone else getting this as well?

False positive, game just lags more in general. I thought they were going to pull out the junk code, hell I even removed the entire game and re-installed it

try running the game as administrator... it seems to run perfect now no graphical issues the only problem I've found with running it as admin is that Co-op breaks and you cant search for anyone.. Not that its a bad thing..

You can do that with steam games?

yup, i know if you go to properties and go to set launch options then you can put -admin.. atleast that what I think you have to do... Otherwise go to your steam folder and go to the game directory find the .exe and set the comparability to run as admin. It normally does the trick for me... and just to add on since setting it as run as admin i can play the game on full graphics without lag, where as before I could hardly play on the lowest settings...

If you have a shortcut on you desk. you can do it from there.

For me it hates HDMI sound, during gameplay every 10-15mins it will halt and kill the sound
